Councilmembers approved two requests for zoning changes and agreed to hold a joint hearing on four more requests.
Bridge City councilmembers met earlier this week to consider approving two recommendations from the city’s Planning and Zoning Commission.
The first recommendation for a zoning change request came from Michael Wilson to change property located on FM 1442 across from Common Ground Church from an R-1 or single family residential district to a C-2 or second commercial district.
Jerry Jones, city manager, said the majority of the property along FM 1442 is already zoned for C-2 and covers 2.446 acres fronting FM 1442.
Council agreed to rezone all but 25-foot of the property on the west side which adjoins houses on the east side of Charlotte Street.
A 50-foot wide strip was discussed, but Wilson kept suggesting 20-foot was wide enough. Council agreed to go with the its own recommendation of 25-feet.
This strip of land is not considered an easement because the city would have to own that section of land.
The second recommendation on a request for a zoning change comes from Bridge City Properties, LLC. to change a 2.405 acre section of property located behind Chicken Express on Texas Avenue from a R-1 (single family residential district) to a C-3 or third commercial district.
Jones said a woman, who is in the process of purchasing the land, wants to build townhouses on the property.
“The property is basically land-locked,” Jones said. “The front portion of the property is already classed as C-3. We are just finishing the tract out with this request.”
Jones said the property owners want to build townhouses on this property, which is why the company asked for the zoning change.
Jones also said the company asked for a variance on the 50-foot easement requirement to a 30-foot easement requirement, but that would be a matter the Planning and Zoning Commission would have to discuss at a future meeting.
City Council will hold a joint public hearing with the Planning and Zoning Commission on Tuesday, Aug. 7, at City Hall to consider four other requests for zoning changes.
Don Breaux has requested a zoning change on a portion of property located at 835 Center Drive from an R-1 residential district to a C-3 commercial district. Jalmar and Linda Dixon have requested a zoning change for property at 590 Ferry Drive from an R-1 residential district to a C-2 commercial district.
William and Mary Loyd have requested a zoning change for property located on Ferry Drive at corner of Meadowlawn from a R-1 residential district to an R-2 or low density residential district. Louis Miller has also requested a zoning change for property in same area from R-1 to R-2.
